Case Study

Seaton Village, Seaton Carew, Hartlepool

On behalf of our client, AAD has recently obtained outline planning permission for Seaton Village, an innovative mixed used development in Seaton Carew, south of Hartlepool and are continuing to advise the landowners on the project.

Seaton Village will include 300 Close Care homes for the over 55s. The Close Care homes will be owner occupied and care is provided within the home - the resident signs up for a care agreement with the onsite provider. The level of care can increase with the resident’s needs meaning that occupants do not have to move when a higher level of care is required.

The development is the first of its kind in the UK as it mixes Close Care homes for the over 55 with homes designed for first time buyers, families and veterans of the armed forces. In contrast with existing retirement developments, Seaton Village aims to create a truly mixed community with care available when needed. As such, the development is specifically designed with the shared needs of the following sections of the community in mind:

Older People

  • 70 studio care home
  • 300 homes with 24 hour support available for people over 55

Armed Forces Veterans

  • 80 homes (1 and 2 bedroom apartments)

Seaton Village Employees/Contributors

  • 80 subsidised low cost family houses
  • Prioritised for those who work as part of the community

The Wider Community

  • 50 low cost 1 and 2 bed apartments.

Seaton Village will also include:

  • Community Centre
  • Creche/Nursery
  • Local Shops
  • Business units
  • Office units
  • Workshops
  • Storage facilities
  • Bandstand
  • Lakes and landscaping

This project encompasses the original concepts, designs, planning and development of Seaton Village and AAD is now advising on detailed planning submissions.
